LPP opens automated Bucharest hub for regional growth

LPP Logistics has opened a new automated hub near Bucharest. The 56,000m² centre will replenish more than 450 stores across Romania, Bulgaria, and Greece alongside an adjacent ecommerce operation.

LPP Logistics has started operating a 56,000m² distribution centre at CTPark Bucharest West, less than a year after the facility was commissioned from developer CTP.

The building will replenish LPP stores across Romania, Bulgaria, and Greece while providing further capacity for Sinsay, the fastest-growing fashion brand within the Polish retail group. Its initial configuration can support simultaneous distribution to more than 450 stores.

Located beside an ecommerce fulfilment centre opened during late 2025, the new operation brings store distribution and online activity onto the same industrial campus. Both buildings share access to the A1 motorway, utilities, labour, and transport services, with onward connections towards the Port of Constanța.

Automation will transport, sort, and prepare goods for dispatch, while specialist industrial flooring has been installed to support high-throughput equipment. Floor flatness, joint condition, point loading, and wear become particularly important where conveyors and mobile systems depend on consistent movement.

Infrastructure has also been prepared for further expansion that could take LPP Logistics’ total campus to approximately 215,000m². Such growth would turn the site into one of the group’s principal distribution platforms for Southeast Europe.

Store and ecommerce flows converge

Operating two channels from neighbouring buildings creates opportunities to share inventory, transport, labour, and technical support, although their working rhythms remain distinct. Store replenishment generally handles larger case quantities against planned delivery windows, while ecommerce manages individual orders, later cut-offs, returns, and more volatile daily demand.

Physical proximity does not by itself create a unified stock pool, since product records, ownership rules, allocation priorities, replenishment thresholds, and exception processes must allow inventory to move between channels without undermining availability. A system that shows stock in the wrong building or status can still produce a failed customer promise.

Regional consolidation should reduce the need to hold the same range in several national warehouses, while providing a central point for inbound inventory and outbound planning. Greater concentration also increases dependence on the Bucharest campus and its road connections, utilities, systems, and workforce.

The ability to serve more than 450 stores will place sustained pressure on outbound staging and carrier performance. Orders may be sorted on time yet accumulate at dispatch when trailers are unavailable, borders are delayed, delivery windows shift, or stores lack receiving capacity.

Romania, Bulgaria, and Greece also present different transport markets, labour conditions, road networks, and regulatory requirements. Planning teams will need sufficient contingency to prevent disruption near Bucharest from affecting all three markets simultaneously.

The building becomes part of the operating system

Environmental measures include greywater recovery, LED lighting, water and air treatment, oil and petroleum separators, and roof design intended to maximise natural daylight. The facility has secured an A-class energy performance certificate and is being assessed for BREEAM Outstanding certification.

Those systems influence operating cost alongside their certification value. Conveyors, sorters, charging equipment, heating, ventilation, IT infrastructure, lighting, and building services create a substantial electrical demand that will rise as the campus expands.

Peak simultaneous load requires closer attention than annual consumption, particularly when further automation or electric handling equipment is installed. Spare electrical and data capacity will determine how easily the building can accommodate new systems without disruptive infrastructure work.

Labour access has also shaped the wider park, where the Clubhaus provides a restaurant, supermarket, meeting space, medical services, and outdoor fitness facilities. Large logistics campuses increasingly compete through amenities and transport access as well as hourly pay, particularly when sites are located away from established town centres.

A 215,000m² operation will require more than warehouse labour, adding demand for engineers, maintenance technicians, systems specialists, inventory controllers, transport planners, safety staff, cleaners, security teams, and facilities managers. Automation changes the skills profile without removing the need for a substantial workforce.

The accelerated construction programme has delivered the physical capacity, while seasonal peaks will provide the first demanding test of the operation. Inventory systems, automation, labour, carriers, utilities, and store receiving schedules must scale together if the additional floor area is to produce more reliable replenishment.

CTPark Bucharest West now gives LPP a regional logistics campus rather than a collection of isolated buildings. Its performance will be determined by the connections between channels, stock, systems, roads, ports, and stores rather than the size of the warehouse alone.
