Yunex Traffic has signed a long lease on a new facility at Aviation Business Park, Bournemouth Airport, consolidating its UK operations into a substantially larger site with warehousing, offices, engineering space, and manufacturing under one roof. The new base at 1 Viscount Road extends to around 160,000ft², including roughly 120,000ft² of warehouse accommodation and close to 39,000ft² of office space, and will become the company’s UK headquarters following its move from Poole.

The site has the profile of a modern regional logistics and industrial base rather than a conventional office relocation. Alongside the warehouse volume, the building offers mezzanine floors, secure yard space, multiple loading doors, and parking capacity for more than 300 vehicles. Yunex has also said the facility will bring together teams that have previously been spread across functions, including manufacturing and engineering operations, and will support almost 500 colleagues as the company expands from its long-established South Coast footprint.

The operational logic is clear. Companies with export activity and complex product delivery requirements are looking again at the value of keeping engineering, light manufacturing, storage, and dispatch closer together. That reduces friction between design changes, assembly planning, finished goods handling, and outbound transport. For businesses shipping specialist equipment into national and international markets, the attraction is not simply floor area. It is control. Larger integrated sites can make it easier to schedule, hold stock, manage loading windows, and respond to programme changes without shuttling work between separate buildings.

Bournemouth Airport’s business park also underlines the continued pull of airport-adjacent industrial land, even where the goods involved are not moving by air. Locations like this combine strategic road access with a recognisable logistics address, while offering the yard depth and parking space that many older manufacturing estates struggle to provide. In a market where regional industrial property remains tight, occupiers are often taking the opportunity to reconfigure operations at the same time as they relocate, treating the property move as a chance to redesign workflow rather than simply replace floorspace.

For the broader market, the deal is another sign that the line between manufacturing site and logistics site continues to blur. Warehousing is increasingly being specified as part of a wider production and delivery environment, particularly for businesses dealing in engineered products, infrastructure programmes, and export-led orders. Yunex’s Bournemouth move fits that pattern closely.
