Citrus Group has secured backing for the next stage of Integra 61 in County Durham, supporting plans to expand one of the North East’s most significant logistics and industrial development sites.

The next phase centres on the scheme’s west extension, where planning consent has been granted for up to 3 million sq ft of additional employment space. The development is expected to accommodate a mix of storage, distribution, and manufacturing units, extending the scale of a site that has already attracted major occupier interest and established itself as a strategic inland logistics location.

Integra 61 already includes Amazon’s 2 million sq ft fulfilment centre alongside speculative logistics space and wider mixed-use development. The expansion strengthens the site’s role in the regional distribution market and reflects continued demand for large-format locations that can support labour access, motorway connectivity, and phased delivery over time rather than one-off standalone sheds.

The economics of these projects remain closely tied to road access, utility provision, and planning certainty, and further transport infrastructure will still shape the pace of full build-out. Even so, the latest backing gives the project greater momentum at a time when developers are prioritising strategic logistics land with clear occupier logic over more speculative secondary locations.
